Axis-REIT Moves to Acquire Nine-Acre Leasehold Industrial Plot in Selangor

Axis Real Estate Investment Trust (Axis-REIT) has announced a proposal to acquire a nine-acre leasehold industrial plot strategically located in Bandar Sultan Suleiman, Selangor, for a total acquisition price of RM50 million.

The property, which is being acquired from Barry Callebaut Malaysia Sdn Bhd, is a highly versatile asset designed to cater to diverse industrial needs.

The complex comprises a single-storey detached factory accompanied by a double-storey office block, a separate double-storey office/canteen block, and various other ancillary buildings necessary for full operations.

It also includes a substantial detached warehouse complete with an annexed double-storey office block and additional ancillary structures, ensuring comprehensive utility for future tenants.

This strategic acquisition is perfectly aligned with the REIT’s overarching investment objectives and its clearly defined growth strategy.

The company is focused on generating stable income distributions for its unitholders and continuously working to enhance its net asset value per unit.

It achieves this by consistently acquiring high-quality properties that are both earnings-accretive and demonstrably capable of generating strong, recurring rental income over the long term.

This latest proposed acquisition is a clear manifestation of that established strategy, effectively positioning the REIT for continued growth and sustained profitability within Malaysia’s dynamic industrial real estate sector.

Leveraging Strategic Location for Long-Term Growth

A major and compelling factor underpinning this proposed acquisition is the property’s highly strategic location within an established and well-regarded industrial area, offering strong connectivity and superior logistical advantages.

According to Leong Kit May, the CEO of Axis REIT Managers Bhd, the property’s prime positioning in Kawasan Industri Bandar Sultan Suleiman is the single most important highlight of the deal.

The area is widely known for its excellent and efficient connectivity to all major highways and its close proximity to key logistics hubs that serve the entire region.

Most notably, the property benefits immensely from being situated near Port Klang, which was recently recognized as the 10th busiest container port in the world, underscoring its critical role in global trade.

This superior connectivity and direct access to a major global trade gateway are expected to make the property highly sought after by a wide and diverse range of industrial and logistics tenants, thereby enhancing the value proposition of the REIT.

The manager anticipates that once a definitive rental or lease agreement is successfully secured, the newly acquired asset will immediately begin to contribute positively to the Axis-REIT’s distributable income.

The strategic positioning of this new asset is calculated not just for immediate financial returns, but is also carefully poised to add significant long-term value to the fund’s overall portfolio, reinforcing the reliability and quality of the Axis-REIT’s assets.

A Versatile Asset for Diverse Tenant Needs

Another critical advantage of the newly proposed acquisition is the property’s remarkable operational versatility, which significantly enhances its market appeal and potential for sustained, stable revenue generation across various economic cycles.

The property has been officially designated for a wide spectrum of industrial activities, allowing for usage that ranges from light to medium and even heavy industrial operations.

This inherently flexible designation is a significant selling point in the competitive industrial real estate market, as it enables Axis-REIT to cater to a much broader and more diverse array of potential tenants compared to a single-use facility.

The CEO noted that this flexibility is a crucial business consideration, as it allows the REIT to serve various sectors, including precision manufacturing, third-party logistics, high-volume warehousing, and more.

This ability to attract a wide tenant base serves to substantially minimize the risk of vacancy across the fund’s entire portfolio and reliably ensures a consistent and stable rental income stream for the Axis-REIT.

By adding this versatile property to its asset base, Axis-REIT is not merely expanding its portfolio size; it is strategically enhancing its resilience and competitiveness within the industrial real estate market.

This careful diversification of tenant potential ultimately secures a stronger foundation for greater long-term returns and increased stability for all unitholders in the future.
